EPC questions answered

Straight answers to the questions homeowners and landlords ask most often about Energy Performance Certificates in Canterbury and East Kent.

Common questions about EPCs

Do I legally need an EPC?

Yes — an Energy Performance Certificate is a legal requirement whenever a property is sold or let in England and Wales. It must be in place before the property is marketed.

How long does an assessment take?

The visit usually takes between one and two hours, depending on the size and complexity of the property. The certificate is then lodged on the national register, typically the same day or the next working day.

How much does an EPC cost?

Domestic assessments start from £70. The final price depends on the size and type of the property, and you will always be given a clear fixed quote before booking — with no hidden extras.

How long is an EPC valid for?

An EPC is valid for ten years. If you have made improvements such as a new boiler, double glazing or insulation, a fresh assessment can reflect those upgrades in a better rating.

What do you need access to during the visit?

To carry out the assessment I will need to see each room, the loft space if accessible, the boiler and heating controls, and any hot water cylinder. Having documents for recent improvements to hand — such as a new boiler or insulation — is helpful but not essential.

How do I check if my property already has a valid EPC?

Get in touch with the property address and I can check the national register for you, free of charge, before you book anything.

Which areas do you cover?

Canterbury and across East Kent, including Whitstable, Herne Bay, Faversham, Ashford, Folkestone, Dover, Deal, Hythe, Sandwich and the villages in between. If you are nearby but unsure, just ask.
